The channel between the mainland and the island is a rich fishing ground teeming with aquatic resources. The island is surrounded by pristine crystal clear water that magnifies an abundance of colorful coral reefs. The main swimming and staging area is a vast mound of powdery white sand with a natural seawater lagoon. Natural coves with white sandy beaches are replicated along the fringes of the island and provide an ideal and idyllic private get-away. The back portion of the island facing the open sea is a veritable fortress of high sea wall while its interior is a relatively flat and gradually undulating terrain that hosts a number of endemic trees and hardwood. Furthermore, there are also patches of cave formations waiting to be explored. The area, according to the Department of Tourism (DOT), is suitable for tourism development. According to them, if all the planned interventions were to be implemented, this would benefit the population by providing an estimated direct employment of 1,867 for the whole tourism complex.
SUPPORTING DOCUMENTS
There are about 250 families on the island relying mostly on fishing as the source of livelihood. These families are concentrated on the southernmost tip of the island.
As part of its social responsibility, the families shall be provided by the owner with decent housing, power, water and sanitation, all of which are non-existent on the island. Basic infrastructure shall also be provided such as school, a barangay health center, chapel, barangay hall and agora. To sustain them, these families shall be socially prepared and shall be taught other means of livelihood.
The property, covered under one Title, is described as follows:
“A parcel of land (Transfer Certificate of Title No. 33196, Lot No. 2, Plan Psu-10550), situated in the barrio of Amparo, Municipality of Medellin, bounded on all sides by sea, containing an area of TWO MILLION NINETY-THREE THOUSAND TWO HUNDRED NINETY-THREE SQUARE METERS (2,093,293 sq. meters) more or less.”
The property is being offered for sale at a price of: TWENTY MILLION UNITED STATES DOLLARS (US$20,000,000.00) or US$9.55 per square meter subject to negotiations.
Relocation of fishermen families shall be at the expense of the Seller/Owner.
